TAKE NOTICE THAT:

  1. Pursuant to a written lease agreement (the "Lease") dated 2 July 2025 you are obligated to pay certain rents on the premises described as: ________________________________________ (the "Premises"), of which you now hold possession.
  2. You are late in the payment of rents totaling __________. This rent was due on 2 July 2025.
  3. You are hereby required to PAY the said rents, in full, to the landlord or its agents by 2 July 2025 (the "Payment Date").
  4. If you fail to pay the above mentioned rent on or before the Payment Date, the landlord may begin a process for forfeiture of the Premises.

THIS NOTICE TO REMEDY BREACH OF COVENANT IS GIVEN PURSUANT TO THE APPLICABLE LAWS OF THE AUSTRALIAN CAPITAL TERRITORY AND IN NO WAY IMPAIRS OR LIMITS ANY OF THE OTHER REMEDIES OR RIGHTS THAT THE LANDLORD MAY HAVE UNDER THE LEASE AGREEMENT OR UNDER THE SAID LAWS.
