Q. What is the consideration?

A. The consideration entered on a deed document should be the actual value paid by the Grantee to the Grantor in monetary terms. If no consideration is being provided, such as in the case of a gift, then 10.00 can be entered as the standard consideration. (e.g. 145,000.00, 10.00, etc.)
If the property is being transferred as a gift or for a nominal amount, then use $10.00 as the consideration.

Is the transaction exempted from transfer fee? Pursuant to 43-4-21 of South Dakota Codified Laws, the Grantor has to pay a transfer fee at the rate of 50 cents for each 500 dollars of value, unless the transfer falls under one of the exemptions in 43-4-22.

A. In most states, the Grantee does not need to sign a quitclaim deed. However, some states and counties require that the deed be signed by the Grantee in addition to the Grantor.
(In some counties, the county recorder's office requires the Grantee to sign.)
Do you want to vary the margins?
The blank spaces required for recording stamps and notes vary between counties. Leaving insufficient space can result in delays and/or additional fees. It is recommended that you contact the recorder's office in the county in which the property is located, in order to find out the margin requirements for that office. This form will default to a 3 inch margin at the top of the first page, with a 1 inch margin everywhere else.
